I never expected to type that phrase with a straight face, and I am smiling. It is a good time to sell, inventories are low and so are interest rates.? Price it right and pretty much anything will sell. If you want top dollar (For what you have) be one of those odd ducks that actually does those things that helps bring top dollar. Ask any agent, it?s standard stuff.
Is it a good time to buy? That requires a much more nuanced answer. Real Estate Markets are local again. Different property types, different price tiers and different micromarkets? are DIFFERENT. And the most important part of that equation is the individual circumstances of each potential buyer.
If you have saved a down payment to purchase a home and decide to wait, fine. Maybe you found a safe place to park your cash. If so, you are almost certainly getting a negative real rate of return. If you put your money somewhere chasing yield, you are probably taking a good deal of risk with your capital.
If you have saved a down payment and decide to buy? a home now (And buy reasonably well) you will have taken advantage of very low rates and will likely be fine over a ten year period. A home is shelter, it can be a way of preserving (At least some) capital if purchased at a reasonable price and it can be a hedge against inflation. It?s shelter at a reasonably predictable price.
It?s a home, that?s all it is, and it is enough.
